Rates are per night. Prices are in US Dollars and do not include a 12.75% tax rate. All rates are subject to change.

$500 refundable security deposit

 THE COCOA CABIN IS SMOKE AND PET FREE.


DEPOSIT POLICY:
We require half the rental amount, with a signed contract, at the time of booking. The remaining balance is due 30 days before check-in. A $500 refundable damage deposit is also due at the time of booking.  We accept most major credit cards, cashiers check, funds transfer via bank wire, Zelle, paypal(not preferred).    

An additional cleaning fee X 2 will apply and taken from the security/damage deposit for any guest that smokes in the cabin. Additional intentional damages will be charged to the guest.

CANCELATION POLICY:
A strict cancelation policy is in effect. Should you need to cancel your reservation for any reason, please notify us immediately in writing via email at cocoapropertymgt.llc@gmail.com

--Reservations made and paid via AirBnB will follow their “Super Strict 60 day" AirBnB cancellation and refund policy disclosed on AirBnB site as outlined on their website: https://www.airbnb.com/home/cancellation_policies#super-strict-60] at the time of booking. Guest must initiate cancellation via their AirBnB account.

--Reservations made and paid via HomeAway/VRBO/Expedia family of sites will follow the policy outlined under "Direct reservations." 

--If you cancel thirty (30) days or less before your check-in date, you will forfeit entire amount paid. If you cancel thirty one (31) to fifty nine (59) days before your check-in date, you will receive a refund of 50% amount paid less a $150 cancellation fee. 

--We reserve the right to automatically cancel your reservation if payment is not received in full thirty (30) days prior to your check-in date and retain funds paid to date.

REFUND POLICY:

--A full refund less $150 and any Credit Card Fees will be issued if you cancel sixty (60) days or more prior to your scheduled arrival date. We will not issue refunds for no-shows, shortened stays because of late arrival, early departures, inclement weather, or power outages. We highly recommend obtaining cancellation/travel insurance to cover your trip. Cancellation/travel insurance is especially recommended if you are traveling during November to March due to the possibility of inclement weather conditions.

--Any upfront fees paid by guests to a third party booking site/portal/online travel agency site may be retained by that site in the event of a cancellation, per respective site's policy.

--Owners are not responsible for any fees collected by third party sites from guests.
